The Decent Homes Standard provides a definition of what a decent home is and applies to the social rented sector. You can find more information on the government's website here.

At the end of the financial year 2023/24, Abri's homes were 100% compliant to the Decent Homes Standard.

To ensure that we have accurate and up to date knowledge of our homes, we aim to carry out formal stock condition surveys of all our properties at least once every five years.  These physical property inspections are designed so that we understand the condition of the home and key fixtures and fittings within the home such as the bathroom, windows and the kitchen.  We also look for particular hazards that might be present (including damp and mould).  We employ specialist third parties to carry out these stock surveys, so that we get an expert, independent view.

In addition to our formal stock condition survey programme, many homes are visited more frequently by Abri colleagues (for example when carrying out a gas safety or electrical certification check, a repair or an upgrade to a feature such as a kitchen), all of which adds to our knowledge of our properties.

The intelligence that we gather this way helps us to plan our programme of investment in our homes better, maintain compliance with the Government’s Decent Homes Standard, ensure our customers are safe in their homes and match the right homes to the right people.  It is really important that we are able to undertake these surveys as planned, helping us improve our properties and maintain them at the highest levels of quality, safety and comfort as we can.
